4 Water Heater Maintenance Tips Every Homeowner Should Know

For those of you who have a water heater, you should know how important it is to take care of your heating unit. A regular upkeep will not only prevent damage and leaks to the tank but also improve its lifespan. Neglecting the needs of your water heater will only result in expensive repairs. In some cases, the impairment is so severe that purchasing a new one is required.

Follow the tips below to protect your water heater from premature malfunctions:

  1. Drain water out of the tank every year

Why all go the trouble to drain water out of the tank? Some of you may be asking this question right now. The reason why the water needs to be flushed out of the tank is to take out sediment and other types of debris found at the bottom of the storage tank. The sediments can cause leaks if it’s not removed in the tank. Heated sediments can damage and even penetrate the metal components of the tank. Accumulated sediments and debris also reduce the water heater’s efficiency since they also absorb the heat the system generates — forcing the unit to work harder than usual. You’ll need to drain the water out once a year if the water heater is still new. Those who have older units must flush more than once.

  1. Check the anode rod every three years

The anode rod averts the water heater’s internal components from rust. Its only purpose in the heating system is to protect rust and corrosion, so that the other important parts won’t. The anode rod will eventually be corroded so you must inspect it every three years for signs of heavy corrosion. You will know that the rod is corroded when most of its metallic portion is covered in calcium or sediments. Another common sign of an overused anode rod is the 15-inch exposed steel wire.

  1. Check out the T&P relief valve if it’s still fully-functional

The purpose of the valve is to flush out water in case the heating system starts to overheat due to intense temperature and pressure. Basically, if the valve doesn’t work then your water heater will have a higher chance of exploding. This shows how important it is to check if the valve is still operational. Pull the lever above the relief valve and release it immediately to see if it still works. Water should be coming out of the valve. Repeat this process for around two to three times for good measure.  If no water is coming out then the valve is broken. Have it repaired immediately.

  1. Install a water heater expansion tank

This is another way to keep the water heater from damaging itself due to high temperature and water volume. The abundance of water due to high temperature can break the limits of a heating system. The extra volume of water can be taken by the expansion tank to allow the water heater to gain more space. Have a licensed plumber install the expansion tank for a proper set-up.
